As the market increasingly values green projects and shows a willingness to pay a premium for sustainable development, developers are leveraging green construction as a competitive advantage. However, most studies have focused on the overall value of green buildings, overlooking the salvage value of green components as an important factor in life cycle costing. This study aims to identify the green office building components best suited to Malaysia’s climate and assess the key factors that contribute to the condition of their salvage value not only determined by their performance during the building's operation but also by their salvageable value at the end of its service life. Using questionnaires distributed to quantity surveyors, estate agents, and property valuers, the findings reveal that passive daylighting and natural ventilation are the most suitable components, while service life duration and proximity to disposal regulations are the most critical factors affecting salvage value. This study underscores the role of circular economy strategies in extending the lifespan and reuse of building components, thereby supporting urban development that restores ecological systems and promotes long-term sustainability.
