  • Abstract:
    The UK's housing sector needs to reduce embodied carbon in retrofitting to achieve net-zero targets, particularly in the context of building regenerative cities. While 80% of existing homes will remain in 2050, research predominantly examines operational carbon, neglecting embodied carbon associated with construction materials and processes. This paper addresses this gap through long-term sustainability analysis using cradle-to-grave Life Cycle Assessment (LCA), evaluating three retrofitting scenarios for a London-based semi-detached house over a 60-year lifespan using the One Click LCA tool. Results show that material selection and durability critically influence outcomes, with embodied carbon increases of 38-64%. These findings demonstrate key trade-offs between initial material choices and long-term emissions, providing essential evidence for LCA-integrated retrofitting planning. The research offers practical solutions to transform existing housing into sustainable urban assets through carbon-conscious material selection, directly supporting regenerative city development. By quantifying these relationships, the study presents a replicable framework for reducing embodied carbon in urban regeneration projects.
